I finally had a treated 4x4 post snap clean off at the base on a job in Tempe last Thursday, and it was only 18 months old.

The homeowner was understandably upset, so I had to dig out the old concrete footing and pour a new one, which set the whole project back by a full day and cost me about $300 in extra materials and labor, so what's the best way you all handle warranty calls on materials that fail way too early?

My buddy in Phoenix had a treated post rot in two years. He told me he started putting a warranty clause in his contract that covers labor for the first year only. It shifts the material failure cost back to the supplier or homeowner after that.

Did the post at least leave a note explaining why it was quitting on you? Sounds like it took "treated lumber" a little too literally and decided to treat itself to an early retirement.

My uncle in Tucson had a deck collapse because the hardware rusted out in like 14 months. He ended up in a huge fight with the lumberyard over who was gonna pay for the rebuild.
