Just realized my realtor overinflated the square footage on my last house

I was checking the city's online records and noticed my 2018 listing said 1,650 sq ft but the official permit shows 1,480. My realtor just said 'estimates vary' when I asked about it. Has anyone else caught their agent fudging numbers on a listing?

I read somewhere that some agents pad square footage by including garages or unfinished basements... sounds like yours pulled the same trick.

Bonus room in the garage" that's a new one on me. I once had an agent list a house with a "sunroom" that was just an enclosed porch with no heat. I bought it anyway and froze my butt off for two winters before I finally put in a space heater. So I guess I'm the dummy for falling for it. At least your garage bonus room probably didn't have wasps living in the ceiling like mine did.

Oh yeah I totally believe that. I had an agent try to sell me on a place and they kept bragging about the "bonus room" in the garage, like I was supposed to be impressed by parking my car next to laundry hooks.
