Point out something though - meeting minutes are great but they won't always show the ugly stuff. Boards can hold executive sessions and keep those private, so you're not getting the full picture from minutes alone. You really need to look at the engineer's report or the reserve fund study itself, not just the summary. A lot of boards will redact parts or just not put the real problems in writing until they have to. Ask for the actual study documents and any inspection reports from the last five years.

Lost a whole terrarium to mold in less than 48 hours

... and not to pile on, but was it really $20 worth of supplies? Like, moss and ferns from a local park are free, you just need a jar and some dirt. But yeah, sealing wet soil is basically asking for mold, that's the number one mistake people make with closed terrariums. You gotta let everything dry out for at least a day or two before you even put the lid on, otherwise you're just creating a science experiment.

I had to pick between a cheap client or a good one last month

Yeah, I used to be all "what's the big deal, it's just a month" but then I had a project drag out way longer than expected and it totally changed my perspective. Now I get why people warn about that stuff, your mileage may vary of course.
